Needs a lot of work for the price!

the home was clean, had everything I needed. I love this area. Long walk to beach for older people, great place to stay if you have a fur baby.

The property’s location, with close access to beach and pool, was the best feature of the house. The house itself is an older home that was functional, but could use some TLC. Some examples include the yard being very tall, the bathtub caulking was black in some spots, the master bedroom had a strange smell so we bought a Febreeze plugin, blinds on the doors not opening (and falling apart), dirty windows, old and worn out bedspreads, spotty WiFi, and things just looking run-down and dated. The kitchen appeared to be re-modeled and was a nice feature of the home. For the cost of the home, renters should be able to expect more. I do feel like the property management staff did a good job keeping the home clean, but the owners of this home need to invest in some improvements.

We LOVE the location. It is our third year renting this property but it could stand some maintenance. It is looking “tired and worn” especially for the price.

I had a wonderful stay and the house suited us very well and we would without a doubt stay here next year! Thank you again for allowing us the opportunity to stay here at the Boardwalk Sandpiper!

Our Trip 6-12 a 6-19 2021
Overall, we enjoyed our time at the beach. I agree with the previous comment. The front of the deck railing did seem sketchy. There are several boards that needed nails hammered back down. The first day we got there, we had a board break trying to walk up the stairs and we called immediately to report it as well as stains on the carpet and they were quick to fix the board and had the carpets cleaned Monday morning. The grass was very overgrown and we saw multiple rats and snakes . We had 4 children with us and they were afraid to walk in the grass and we would not allow them to especially after seeing the snakes. We checked in on 6/12 and the grass finally cut on 6/17. I did call and they explained that the grass is on a “schedule” but this grass was extremely overgrown and high. It WOULD have been nice to have enjoyed our yard earlier in the week. I also agree with one of the other reviews about the deck hairs being broken. We were unable to use them due to that but made due with the options we had and were still able to enjoy our trip. The house overall was nice. It could use some updates but the beds were comfortable. There was plenty of space for our group of 8.

Property location and community amenities were great for the whole family. The layout of the house was perfect for our group. The deck railing was a safety concern - especially for the younger kids.

All of our properties decks and railings are inspected as required by State code for rental properties.  The property's deck and railing were passed in the most recent inspection and we found no safety issues upon inspection.

We enjoyed our stay. The house was not what I was expecting. It was a lot of money for a house that seemed a bit run down. I picked this house instead of another house that was about 400 less thinking it would be awesome. This was our 6th time come to the cape and this was the worst house we have stayed at. It was just not like the other houses we’ve stayed at. The location was good. The chairs that were provided on the deck were broken. No chairs under the deck for grilling. For the amount of money I would not recommend this house. We love the Cape so we will return just not to this house.

We stayed here a month and really enjoyed ourselves. The place was clean and furniture and beds were comfortable. Location was good close to pool and walkway to ocean. Could use more amenities in kitchen. There were only 6 dinner plates so we had to constantly run dishwasher even though it was not full. Most of smaller pots did not have lids for cooking. These were only minor inconveniences.

Barbara C - Posted: 3/3/2021

Like you we would expect there be more than enough dinner plates.  We will certainly take a look at resolving that issue if found and would have been happy to have addressed it during your stay.

Love the location. They updated the bed in a room and that has been fabulous!

We visited this property for a long weekend getaways for ourselves, our son, our dog and my sons cousin. We were more than impressed with the house. Everything was as pictured if not nicer. They did a great job outlining what we needed to bring to ensure we had a great stay. The property was well kept on the inside and out. There were just a few minimal issues that we brought to their attention but didn’t require fixing while we were there. There was easy access to cleaning items to help with upkeep during your stay. I can’t stand sand on the floors and it was nice having a vacuum and broom on hand. Also of note, the bedding was extremely comfortable. That is something I am very particular about as I am a finicky sleeper. The only change I would make to the kitchen would be to offer a Keurig but that’s more of a personal preference. It just makes it easier if you are the only one in the house drinking coffee. I also loved how they left recommendations for surrounding restaurants and activities. All in all, it was an amazing stay and we can’t wait to go back! We will definitely book at this property again.

June 2019 Stay
We had an amazing time at Boardwalk-Sandpiper!! We were very pleased with the condition of the house and the property since Hurricane Michael was only 8 short months before. The boardwalk had been rebuilt and is very nice. The pool was very clean and in great condition. There was rebuilding going on at nearby houses but we were never disturbed by the sounds of construction. All we could ever hear were the sounds of birds in the trees and the waves crashing on the shore. We were impressed with how close the house is to the pool and the beach. It was hard to tell in the description just how close it really was but you can easily be from the house to the beach in 3 minutes. And the pool on maybe 1 minute. We were a little surprised by the clarity of the water at the beach. We have always stayed by the trading post or further north by the state park. This was the first time we stayed down this low. The water was brown. None of us wanted to swim in it so we drove to the state park every day. The beach itself was beautiful though and we all enjoyed walking in it looking for shells and wildlife every morning and evening. The air conditioning in the house works very well and was very welcoming g after a hot day at the beach. The water heater did a great job as well keeping up with our family of 6 plus the dishwasher and wash machine running. The maintenance people at Pristine were amazingly fast taking care of the small issue we had of needing a shower curtain liner replaced. We were extremely impressed!! The kitchen was very well stocked with all we needed. Lots of silverware, plates and cups. The only things we could say that could need some attention are the mattresses. All could really use to be replaced. And the bedroom with the twin beds could use some curtains to block some of the sunlight in the morning. The blinds alone just could not keep enough of that bright Florida morning sun out. It would also be really nice to have a real outdoor shower. There is a hose and a shower head under the house though. And a true barbecue pit would be a great addition. We always cook most of our meals at home when on vacation. We didn’t realize that the home’s grill was just a park style grill. It worked out ok, but was definitely not very easy to use.

The house was perfect for our family of four. We loved the open floor plan in the center; lots of table room for puzzles and games of dominoes and cards. Beds and couches were comfy. If we come back to Cape San Blas we would definitely consider renting this property again.
